Constraints
There are a few constraints on the land which has lead me towards my final design.
Site Entrance
I don’t want the site entrance to be opposite a existing road as this can lead to confusion so is just easy off set it. The houses that face the main road have a dropped curb and grass verges in-between each house to keep with the houses already there.
View and Sun Paths
The land over looks plenty of farm land which will give great views to houses that are plotted along the south side of the land.
As there is a clear view to the south this will provide the opportunity for south facing sunrooms to help heat the houses.
Flood Plane
The site is on a flood plane there for limits where I can build. Willow trees will be planted in this area to help any high water levels drain quicker.
Sewage
There is a 300mm sewage pipe running through the site. Sometimes this can be a issue but as its pretty central on the site i can be conceal it under the road appose to through peoples houses.
Overhead Cable
Overhead power cables running to the neighbouring houses will be taken under the road.
Public Foot path
There is a public foot path running from the south east to north west, as this is already in place the easiest option is to keep the path as it is.
Onsite road
The main road on the site is 174m long and runs all the way to the north east perimeter.
House type alterations
Sun rooms have been added to house types, PB 52 & PD 410. The sun rooms will span the full width of the house and span 2000mm away from the back of the house. The sun room rear elevation will be Upvc with triple glazing with block work sides. Double doors will lead out to the garden and one leading out to the garage. The windows and entrances to the rear of the houses will be left as the original plan.
The solar gain through the sun rooms will be 2.464W beaming onto the main house wall.
